Location:

The building is located on the east side of South 7th Street, less than 1/2 mile north of the intersection of Fairview Drive and South 7th Street.

Access:

The primary access is South 7th Street. Two 1-88 exits are both within five minutes of the building site via Fairview Drive.

Site:

The site is 23.68 acres and is adjacent to the Park 88 Industrial Park.

Expansion:

A 200,000 square foot building can be developed on the 13 acres that is N/E of the existing building. This site contains a Union Pacific Railroad spur.

Topography:

The topography is level.

Rail Service:

The Union Pacific Railroad Spring Line runs contiguous to the property line. A railroad spur enters the N/E elevation of the Building, is accessible to all available rental areas, and can be re-activated.

Description:

The building consists of 131,300 square feet and is irregular in shape. The exterior of the building is steel frame with brick veneer up to 42" with insulate steel siding above the brick. The roof has a white Duro-Last thermoplastic membrane over R-30 isocyanurate insulation with a reflective value of 88%. The 2008 Duro-Last roof has a 20-year warrantee that includes $1 million consequential damage protection from leaksfor building contents. Phase-I and Phase-II engineering reviews are available for inspection.

Space available

Space A:

Space "A" consists of 35,325 square feet. Within this area there is 31,600 square feet of warehouse or light manufacturing space of which 24,000 is clear span. The space includes a 1/2 ton crane in the S/E corner. The ceiling height ranges from 13' to 14'. The framed-out office space is 3,635 square feet. The two (2) restrooms are ADA compliant.

There are two (2) drive-through dock doors, a weather-protected entrance for small trucks, as well as two (2) man doors in space "A". The office has a pre-approved address of 1400 S. Seventh Street.

Space B:

Space "B" consists of 38,000 square feet of which 33,600 square feet is warehouse or light manufacturing space. Two S/E rooms are available for flammable material. A 2 ton ceiling crane in the N/E corner accesses 2,000 sq ft. Two (2) unisex compliant bathrooms are scheduled to be installed in this space.

On the north end are four (4) well type docks, three (3) drive-through doors and one (1) man door on the east side is a man door and a dock-height door for truck deliveries.

Floor:

The floor is concrete ranging from 6" to 12" in depth.

Computer and Phone Service:

Secure high-speed fiber-optic cable is used for both telephone and computer networking. The client in Space C has its computers and phones linked to its downtown DeKalb office.

Fire and Burgler Protection:

A wet sprinkler system is throughout the building in addition to fire extinguishers. The property is protected by ADT Security Services and Illini Security Systems.

HVAC:

The warehouse and light manufacturing areas are heated by gas ceiling-hung heaters. Office areas have their own heat and air conditioning units.

Electrical:

The Building's electrical service is 2,000 AMP/480 VOLT/3 phase.

Natural Gas:

The building is serviced by a high-pressure natural gas line from Nicor.

Lighting:

The building contains newly installed energy-efficient pendant and 2x4 lighting fixtures (including T-5 lights). The majority are controlled by motion sensors.

Parking:

200 paved parking spaces are located on the west side of the building and 25 to 30 additional gravel spaces available on the east side of the building. There is also outside fenced space for trailer parking. There is space to develop more parking.
